What real estate texting does
Text message marketing for real estate covers the whole arc of a deal. A prospect texts a keyword printed on a yard sign, a rider or a listing flyer, and gets the listing details back by return text. From there the agent schedules showings, sends open house invitations, follows up after a showing, and keeps the conversation going to closing. The messages are SMS and MMS from a long code or a short code, regulated like any other business texting, and a real estate text messaging service adds keywords, templates, automation and CRM integration.
What the providers publish for real estate
SMS Comparison shows which of 39 scored SMS providers publish a real estate offer, the CRMs each names, and the month at your volume. Text Request mentions real estate only in a template library, and 24 scored providers were not checked in this read.
One group sells the capture: EZ Texting with sign and flyer keywords, Trumpia with a keyword per property, Sinch with short codes on signs and riders, and Textedly with a listing keyword that returns the listing details. A second sells the follow-up: Skipio after showings, Trumpia 2 or 3 days after an open house, and Textline with open house invites and listing templates. A third sells the surrounding work: Salesmsg with an open house sign-in template and AI agents answering inbound texts in under 60 seconds, Heymarket with a textable number on listings, and Birdeye with review requests.
The integrations matter as much as the features. SimpleTexting's page names Follow Up Boss alongside HubSpot, Salesforce, Facebook, Google Calendar and Zapier, and EZ Texting names Sierra Interactive and Zillow. The SimpleTexting review covers its plans. ClickSend says it connects to "your real estate CRM" without naming one, and six of the 13 pages name no integration at all. None of the 13 publishes a real estate discount, as of September 28, 2026.
How to choose a real estate texting service
Start with the CRM. If you run Follow Up Boss or Sierra Interactive, the two providers that name them are the short list. If you run HubSpot or Salesforce, four pages name one of the two: Sinch's (shared with Sinch Engage), SimpleTexting, Salesmsg and EZ Texting. Next, match the page to your workflow: a keyword per property if most leads come from signs, open house templates and automated follow-up if most come from showings, review requests if the practice leans on referrals.
Then price your own month. At 2,000 texts, the published plans run from $70.37 to $90, with Salesmsg at $100 on its Basic plan plus message charges, and Sinch at $15.60 in message charges alone, with no plan fee.
Real estate texting questions
What is a text keyword on a yard sign?
A keyword is a word a prospect texts to a number on your sign, such as "TEXT HOMEINFO to 858585" on the EZ Texting page. The service replies with the listing details and captures the number as a lead.
How do agents follow up after an open house?
Trumpia's page sends an automatic follow-up 2 or 3 days after an open house, per its own site read September 28, 2026. Skipio automates follow-up after showings.
What are the texting rules for agents?
Real estate texting follows the same rules as other business texting, covered on the SMS compliance page. This page states no rule of its own.
Do providers put short codes on signs?
Sinch's real estate page puts short codes on signs and riders, and the trade-offs are covered on the SMS short code page.
